    Or it'll be like my parents HOA. Pay every month and the only thing they do is landscape the entrance. Nothing is done about lawns up to peoples knees, dogs off leash, children screaming into the night hours etc.

    Such a waste.

    1) Spacer lifted vehicles must be stored out of sight.
    2) Anyone caught changing oil in their driveway will be applauded.
    3) Monthly dues may be paid in IPAs.

    That's for sure Clovis; they're so uptight the same way Monterey or Pacific Grove is.

    They think they're better than neighboring towns it's sickening. But yeah a lot of houses there are on HOA, and their school district sucks.

    When they put up the wrought iron fence around the entrance is when you know the HOA is coming in.

    Like I mentioned, none of their already done properties have HOA; the housing is just more expensive.

    And really, just a theory here, people that'd fuck up their yards, etc. would be expected to be lacking discipline in other areas as well. That'd lead me to believe they wouldn't even buy a new home.

    Of course just a theory.

    Eh, companies like blackstone and zillow buy up significant portions of neighborhoods and rent them to people who have no desire to care for the home. Its everywhere right now.

    When I was looking for empty/remote property, I came upon the knowledge that what happens in some cases is investors will come in and buy up over 51% of the community, then implement an HOA on the entire community because they have majority share. This is somehow legal and all current residents then have to conform to whatever new rules the new HOA applies. As long as a majority of your community vote no on an HOA, you'll be safe. But that's never guaranteed. So vet your neighbors.

    I live next to a few county island neighborhoods that are unregulated and absolutely kept up like trash. Trust me, house <> discipline.
