Mine got me my house too. She wrote a letter to the seller that told them about me and what my plans for the place were (how she knew this idk, we had only met once before so it was probably BS ). Anyways, the sellers said they liked the personal touch along with the offer and it was the only letter they received. That led them to pick my offer despite it being lower then others and also beating out two cash offers.

 

I hope so, it's a very hot market up here.

 

Pretty sure the only places that arent hot right now are the likes of Bumblescum Alabama.

Yes. Highest and best offer is not always what buys a house.

A larger due diligence payment often means more to the seller than the offer itself.

Everybody here is just concerned with a quick sale and money, cash offer and waived inspection is all that works. If you have to finance it means you can't buy right now, it's a damn jungle and for some reason Fortunate Son is on repeat.

 

People that waive an inspection are quite possibly the stupidest people on earth.
