    Working construction right after high school subjected me to the same four CCR songs over and over and over again until it made me loathe everything about the band and radio classic rock in general.

    It's only a good bargaining tool if anyone is willing to bargain. No one here is, any time a house is sold here you're guaranteed to find a cash offer with waived inspection and the financed people with contingencies... Well they never had a chance. It's the cost of doing business now, at least in the land of sub 600k homes.

    Ha, when I worked in the local meat market after high school I was subjected to listening to the exact same oldies station on the radio for 40 hours a week for 4 straight years.

    Dang. Its not quite that bad here yet. Financing is still an option for a lot of homes fortunately. But youre going to pay more than appraised value guaranteed.

    The stuff that my inspector found was pretty eye opening. Especially since all I got was a 30 min showing for the place. Not like I could poke around and find that stuff myself.

    It's 100% that bad here and the homes all sell for 30-70k over asking, you have to plan for that. If the roof is still on it and it isn't obviously missing a floor or currently on fire it's fit to live in.

    It’s so much fun pretending to be a trucker. When I took my boat up to Sacramento, we hit a traffic jam and I went on the CB to listen to the chatter. I put on my strongest hick accent and said “THESE GAH DANG CALI-FORNIANS CAN’T DRIVE” and then another guy gets on and says “you got that right Spuds McGee.”

    My gut says a lot of people are gonna be underwater financially in a few years. 30-70k over ask maybe 100-200k over appraised value.

    What's an appraised value, the houses here are all on 125% of what they were less than 10 years ago... HOUSING MARKET GO BRRRRRRRRRR. Its WA, I'd be scared to get something in the east or Midwest at these values, but in this state it's only gonna go up in my lifetime.
