    Yeah that's the part I don't understand, I mean I'm relieved he's okay and all but...how. All I can figure is because he's a cat, that's how


    Our plan is to find a lender to work with by the end of summer, and hope/pray rates ease up a bit but regardless the end goal is to have found something by the end of the year. Just finished paying off all our debt (minus student loans). Been going to open houses and just seeing what's available in what areas nearby, has definitely helped us zero in on exactly what we need to look for. The competition is fierce though. Anything you see being listed for close to or just under market value is either a huge fixer or bidding war bait, gets depressing after awhile lol.

    Yeah, I mean affording what I have is a pipedream, I cannot imagine that and a family on top in CA definitely got your work cut out for you but at least you know what you're after. That'll help not overspend on things you don't need or won't use. Gotta get one of them 60 year mortgages

    In unrelated news the prison I work at just started up their dog training program, lots of fresh shelter pups running around today and getting assigned to inmates for the next 3-4 months.

    Yeah the one thing we've learned is that a decent architectural photographer can make a little house look like a small mansion, holy shit. Checking square footage is the first thing I look at now after verifying bedrooms. If we didn't want/need our own yard so badly I would definitely be considering a townhome, you can get a pretty nice size 1800+ sqft 3 bedroom townhome for a few hundred thousand $ less than a house around here.

    But with the kids and Dex we really need to have our own yard and not a shared/community one, not to mention the shared walls most of them have. That's a hard no

    I had a friend I'd BBQ often with that lived in a townhome

    We were audiophiles too so it was good food, beer, and music

    I remember him saying something like not playing music after a certain time and it hit me like "what the fuck" because of the mutual agreement with him and the neighbors they shared a wall with

    I mean cool, you guys have an understanding about it but FUCK THAT
