So have you gotten all your money back yet? If so I would tell them to pound sand since there's already a tenant in there and you were let off the hook, especially considering it was shitty to begin with.

 

It hasn't been a month yet, and they have 30 days as far as I know. But yes, house has been cleaned and a new tenant moved it, she said the carpet cleaning was $500 but then the new tenant "complained about the smell" and so now they are looking at replacing it. I don't see how we are liable for a tenants complaints after they moved them it. IMO if they thought it was good enough to move someone in, that's the time were we are done and we should get money back or whatever. But once somebody has moved in I don't think we can be held responsible for anything

 

I'd agree with that and I'd see if you could get a lawyer to send a letter reiterating that as well. Many lawyers will do this service cheap as a "shot over the bow" technique to show you aren't messing around

 

Yeah a lawyer is our next step, but I didn't want to go that route until they actually give us a dollar figure. But when they do I also expect to see invoices for work they have done, along with an inspection of the carpet saying what condition it was in.
Considering it's my money they're spending I don't feel like that's being unreasonable

UPS just delivered my first ordered set of CBI frame plates. It looks like they left them outside. Rusty as hell and no box, just a label stuck to them.
