    I like the introduction of the rainscreen requirement , once you figure out a system it's pretty straight forward

    Ya. Doesn't seem like it will be a problem. I know the manufacturer recommends it for the blocks we are using anyways.

    Question for anyone knowledgeable on the bc building code (read Oz-T)

    The building inspector is saying the bay window in my plan has to be moved 1.2 meters away front eh corner. This kinda bungs up the layout of the house. We haven't found anything that says this... Thoughts?

    Sounds like they are calling you on the minimum distance for lateral restraint under the BCBC

    Without an engineer , the code requires a minimum of 4' of wall in each corner to provide lateral ( seismic ) restraint .

    This distance can be reduced or eliminated but you need to get an engineer's stamp on it

    So all these homes with windows in the corners have had that engineered? Or is it specifically the bay window that is causing an issue?

    I guess I will have to find an engineer.

    Some structural engineers are fine with just working on / stamping a single part of the job , like this situation you have here , some are not .

    I would suggest you call around and explain your situation , but do it ASAP in case you need to make any structural alterations to your walls

    Just occured to me while day dreaming on the table saw

    Is your plan checker / inspector aware that you are using ICF's to the ceiling line ?

    Seems odd to call you on lateral restraint on a mass wall .

    Also , thought I would throw this out there , not sure what your builder's rainscreen system is , but we have been using a perforated aluminum J moulding as the bottom drain for my rainscreen assemblies for a half dozen years now , you can get it with a 1/2" inside dimension that allows your 1/2" plywood furring strips to drop right in and keeps the critters out

    These guys are in BC , the diagram shows a 3/4" J , but they also make 1/2" and 3/8" standard

    Ya. My builder seems to think he is out to lunch. The inspector knows its concrete to trusses... I have asked him for reference to the section of the code he is referring to... Hopefully just a slip up.

    I will look into that rain screen system. The builder is only taking the house to lock up as well as helped connect me with subtrade contractors so ultimately these decisions are mine.

    The perforated J is not a whole system , just a bottom drain . If you are using horizontal siding , the rainscreen furring is dead simple , it gets more complicated with vertical board and batten
