Main countertops are laminates. We did an under mount (corian) to keep costs down. Light colour. With a brushed aluminum 45 edge.

The island is butcher-block. Black locust wood. There is a picture above somewhere with the too set on the island.

We have wiring into the cabinets. At the very bottom of the uppers. Probably box out the transformer in one corner of the cabinet

    Thanks Oz

That solo task is exactly what we are looking for. We can recess it in the bottom plate of the cabinet. And it looks like the direct wire transformer isn't too intrusive.

Definitely great advice. Basement is 9'4", just the way it worked with the icf forms. Main living space has 12 inch on centre floor joists to help with the span. No squeaks!

Wood flooring is glued down ( messy stuff that glue) which definitely helps with the no squeak deal!

Except for the LVL vs dimensional lumber part

... ^^^ ... Why "no like LVLs" for his stated purpose ...

I like LVL's , but you don't need them in many cases , dimensional lumber is plenty strong enough and LVL costs about 5-10 times as much as lumber

So arbitrarily substituting LVL for lumber is a waste of money in most span & loading conditions

... ^^^ ... Another good reason why I would never make it as a builder ... I over design everything ...

Basement room is 27 feet long 16 wide at one end and 20 at the other. We needed the extra strength or break up the space.

    Scratch that. Tji joists.

We have a few microlam beams as well.
    Whatever the engineers said.

Also it's chip board for the floor sheathing not plywood. 1 inch.. Something to do with vibrations.

Yeah , TJI's are good for long spans but are bouncy unless you get the stronger ones

Ya they seem pretty beefy. I think 540 was the designation for the longer span.
