    It’s good you educate yourself. I would suggest you hang out in the specific neighborhood you’re looking to buy. But not when the realtor wants to show you the house. Go on a Friday night, after hours. When people are home and don’t have to work the next day, that kind of stuff

    I wouldn't live there with kids going to school. You, yourself, probably wont run into problems if you pick a good part to live in, but your kids will have to deal with bad people at school, unless you plan to do private school.

    Edit: talking about moreno valley ^^
    Not sure about san jacinto

    I live in Winchester, or as people seem to call it "Old Winchester" since it's not the newer development more south. I would avoid Hemet. Moval aka Moreno Valley can be rough. Honestly I agree with the woodcrest suggestion someone posted earlier. I may be biased because I grew up there but the schools are very good. Seeing some of the other schools now I really appreciate growing up there and going to such nice schools even if I hated going there lol.

    Woodcrest/Orangecrest is a 20 or 25 minute drive to Moreno Valley using surface streets too. No traffic ever. Never have to hop on the freeway. We have to go to Moreno Valley all the time because it has stores that we don't have here. Using the surface streets is faster than the freeway anyhow. Seems there is always traffic on the 215 around Moreno Valley.

    As an earlier member suggested, houses are getting bought up ridiculously fast. Great time to be a seller, not so much the buyer.

    Wanted to thank everyone here for helping me make a decision.

    We decided on a new home, the pre owned house market is to competitive and people are jacking up the house prices. And this just makes it easier for us to pay listing price and securing a home coming in with a contingent offer.

    Our new home is from Pacific communities melrose location. Its considered romoland but comes up as menifee as its literally across the street, kids are apart of the menifee school district, and because of time of build and location we fell in the lower tax bracket of 1.6%. Still it will be more than an older home with no attached mel roose. But the idea of a new home just sounds so exciting.

    Congrats!! You'll love Menifee it's a great place to live. Went to go look at a few new homes in menifee also and the majority were 1.9% tax, and one was 2.9% tax which I still have a hard time believing.

    You can fall in a lower tax bracket based off when the homes are built?

    Thank you we are so excited. And most I've seen are 1.9% to 2% but this home was built in the last phase in a part of the neighborhood that is considered a different district and that's why its less

    Yeah man, no traffic, no income tax, 5 lakes within 20 minutes for the boat and my mortgage is less than my old apartment's rent.
