    When I bought my house in ‘02 my taxes were $850 a year.

    They’ll be $2900 after this new valuation.

    Well hopefully the repeal of the Gallagher Amendment helps this discrepancy out:

    My taxes are nearly $3000

    Those $2M Boulder home’s taxes are $4000-5000.

    That’s bullshit. And no, my home is not worth even close to half of that.

    On a personal note: I noticed you edited some posts for presumably political reasons yet those posters are still active. I commend your judgment in not immediately dropping the ban hammer, but giving a warning. I understand the site has rules and I think you handled the situation fairly and appropriately.

    Yeah but as I understand removing the residential cap will make it more of a fair share. Those $2M homes are going to pay a lot more in taxes than they have in the past.

    Last time I went camping in Gunnison the local radio was complaining endlessly about how Tx plates outnumbered locals. The disc jock mentioned it no less than three times between songs.

    Where it hurts is as your population ages or stops working yet taxes still increase without much predictably. In CA, tax increases are limited to 1%—they get you with all of these added assessments that non property owners vote on. Like $20 a year for 10 years. Adds up over time.

    The bottom line is homeowners are taxed out of their homes and a different problem is created.

    I moved back in 2019. Hindsight being what it is, I'd have rented out my house in CO in 2013, instead of selling. And bought immediately after returning in 2019. The price swing in just two years has been CRAZY! Honestly don't see myself buying at this point.

    prices are wild, but they'll probably keep going up like everything else. itll be interesting to see what happens once that covid eviction thing ends.

    junction (junk show) its pretty 'western'/'country'? than the bigger colorado cities? they host the county jam fest here. it has never been a destination for me, just a pass through city.

    as far as girls, i wouldnt think it has a big pool to choose from. your like an hour from glenwood/vail/beaver creek where it is a destination.

    camping/out doors stuff is big around there, not really in junction though.

    Not bad but not good. In TX we were paying close to $12k a year in property taxes. No state income tax but when you retire you still paying property taxes.

    I’ve lived in Colorado for 19 years, aside from a brief dip in ‘08 real estate has gone nowhere but up the entire time as far as I can tell. It has really accelerated in the last five years or so. I expect that trend will probably continue as more and more people move here.

    Everybody is going to pay a lot more. Were it not for Gallagher, your $3000 bill would be a $9000 bill.
    I don't really understand the mentality that some people have.....
    They look at someone who has more than them and their concern is that it's taken away from them. Their personal situation could stay the same or even get worse as long as "that guy over there" gets screwed a little harder than me. :confused:

    Some clarification with only facts, absent any opinion or judgement.....
    The Gallagher Amendment did nothing more than fix the ratio of residential property tax to non-residential property tax at 45% and 55% respectively.
    As people moved here from California where they sold their previous house for more than triple the cost of an equivalent house here, they drove our housing market up (artificially?) This increase in valuations for residential properties that was not mirrored by non-residential valuations forced the state to decrease the tax rates on residential property to maintain the ratio. Understand that decreasing the rates (%) did not decrease the taxes, they still increased due to rapid valuation increase but the rate decreased from 1982 (21%) to now (7.15%). Without the Gallagher amendment, today's tax bill would be triple what it is. Next year should have dropped down to 5.88% to maintain the ratio. Instead, it will stay at 7.15% (for now) and with still-climbing valuations, will result in a tax increase for everyone no matter how much or how little your property is valued at.

    We now have lost the protection from State government increasing the tax rate, even as valuations already increase our tax burden.


    If you wanted higher taxes, you should have voted to repeal Gallagher. If you voted to repeal, but understood you would have lower taxes, you were lied to or at least misled. At any rate, it seems strange to lament your property tax bill while at the same time championing a move that will only increase it. If you misunderstood, or were lied to, remember this the next time "they" promise to do something without raising taxes. That is always, without exception, a lie no matter which side of the aisle it comes from.
