    I can't speak for the rest of the country, but the housing market in the Knoxville TN area has been crazy for the last year. Existing homes are sold before they officially hit the market (Realtors are staging buyers, knowing properties are coming available). Sellers are getting asking price or more. Buyers are in bidding wars over properties. Builders are demanding higher initial down payments because material costs are going through the roof. My wife wants to sell our house and move to our camper on another piece of property we own, but I am not living in a camper for 6 months while some builder drags his feet to finish my last house.

    We looked at a house in Nolensville TN that went on the market @ 10am and buy noon had over 10 offers and went into escrow by end of the day for $60K over asking....
